    We define the investor or seller's mandate before any property enters the conversation.

    Thesis

    Intent is translated into an investment thesis — yield, hold, exit, jurisdiction, structure.

    Sourcing

    Off-market and qualified mandates are tested against the thesis. Most are rejected.

    Diligence

    Title, structure, valuation, and operating reality are reviewed alongside qualified counsel.

    Pricing

    Pricing discipline is enforced. We do not chase. We do not test the market.

    Execution

    Negotiation, documentation, transfer and closing are coordinated end-to-end.
